The Third Division

Good demolition contractors are hard to find in Metro Detroit. So we became one.

Too many property owners learn the hard way that demolition is where projects go sideways: the contractor rents a machine they're not used to, hires day labor, skips the utility locate, and leaves you with a half-cleared lot and a separate bill for the dumpster. Black Label Construction runs demolition the way we run construction — with our own fleet, our own trained team, and one person accountable for the whole job.

That means excavators and everything in between arrive on our trucks, the permit is pulled in our name, MISS DIG 811 is called before anyone digs, and the site is handed back clean, compacted, and graded — ready for the next phase, whether that's our construction crew or yours.

Scope of Work

Everything from a fence line to a full building.

Residential and commercial, interior and structural, concrete and site work: if it needs to come down or come out, it's on this list.

Full House Teardowns

Complete removal of a house down to and including the foundation — slab or basement walls — with the lot backfilled, compacted, and graded so you can build again or sell a clean parcel.

Garages, Sheds & Barns

Detached garages, pole barns, and outbuildings taken down and hauled off, with slab removal and grading included if you want a clean footprint instead of a leftover pad.

In-Ground Pool Removal

Full or partial pool removal: we break up and remove the shell, handle drainage so water can pass through, backfill in compacted lifts, and grade the yard so it's usable and sellable again.

Decks, Patios & Fences

Rotten decks, cracked patios, old fence lines, and failing retaining walls removed cleanly — posts and footings pulled out, not cut off at grade and buried.

Interior Gut & Selective Demolition

Walls, ceilings, flooring, and fixtures removed with care around the structure, plumbing, and wiring you're keeping, so your remodel starts from a clean, known condition. Kitchen and bath strip-outs included.

Fire & Water Damage Tear-Outs

Charred framing, soaked drywall, and compromised materials removed so adjusters, remediation teams, and rebuilders can see exactly what's left to work with.

Full Building Demolition

Complete structural demolition of commercial buildings, warehouses, and retail structures — permitted, utilities disconnected, and executed to a documented plan.

Interior & Tenant Demolition

Partitions, ceilings, flooring, millwork, and mechanical removal for tenant build-outs, scheduled around your operations and the tenants next door.

Strip-Outs to Shell

Take a dated suite or an entire building back to its structural shell so it can be re-leased, redesigned, or rebuilt without inheriting someone else's problems.

Concrete, Asphalt & Parking Lot Removal

Slabs, foundations, loading docks, curbs, and full parking lots broken up, removed, and recycled, with the sub-base prepped for whatever replaces them.

Site Clearing & Rough Grading

Vegetation, old structures, debris, and obstructions cleared, then the site rough-graded and ready for your new construction to begin.

Emergency & Storm-Damage Demolition

Collapsed, fire-damaged, or storm-struck structures secured, taken down, and cleared promptly so the property is safe and the rebuild can start.

Our Own Fleet

We don't rent what we're not used to. We bring our own.

Rented machines and unfamiliar operators are where demolition jobs get slow and dangerous. Our crew runs equipment it uses every week — sized to the job, from a tight city lot to an open commercial site.

Hydraulic AttachmentsBreakers, grapples & shears

From excavators to hand tools, and everything in between. Our equipment. Our crew. Every job.

Excavators

The backbone of the fleet. Full-size excavators for structural teardowns, foundation removal, and loading out heavy debris quickly and safely.

Mini-Excavators

Compact machines for tight urban lots, backyards, pool removals, and work close to the house or the neighbors, where a full-size excavator won't fit.

Skid Steers

Fast, maneuverable loaders for interior demolition clean-out, moving debris, and tidying a site in spaces where bigger iron can't go.

Hydraulic Breakers & Grapples

Breaker attachments for concrete slabs, foundations, and asphalt; grapples for controlled dismantling and sorting debris as it comes down.

Dump Trucks & Roll-Off Dumpsters

Hauling capacity on site, so debris leaves as it's generated instead of piling up while everyone waits on someone else's truck.

Compaction & Grading Attachments

Compactors and grading blades to backfill in lifts, compact the ground, and leave the site level and ready for the next phase.

Safety & Compliance

Demolition is the one phase where cutting corners is dangerous. We don't.

A demolition job involves gas lines, live power, heavy machinery, and neighbors who didn't sign up for any of it. Every job we run follows the same sequence of checks — before, during, and after the first wall comes down.

Licensed & fully insured

Black Label Construction carries general liability and workers' compensation coverage on every demolition job. Certificates are available on request before we mobilize.

Permits pulled, inspections scheduled

We pull the demolition permit with your city or township, post it on site, and schedule the required inspections so the job is legal from day one.

MISS DIG 811 utility locating

Michigan law requires it and we call it on every dig — buried gas, electric, water, and communication lines are marked before any excavation begins.

Utility disconnects coordinated

Gas, electric, water, and sewer are properly disconnected and capped through the utility companies and your municipality before the structure comes down.

Asbestos & lead survey coordination

Older structures are tested first. We coordinate the required asbestos inspection and any licensed abatement before demolition so nothing hazardous gets disturbed or scattered.

Dust & noise control

Water suppression during teardown and loading, sensible working hours, and a sequence that keeps dust, vibration, and noise as low as the job allows.

Neighbor & tenant notification

Your neighbors or adjacent tenants hear from us before the equipment arrives — what's happening, when, and who to call with a question.

Debris hauled & sorted for recycling

Concrete, asphalt, metal, and clean wood are separated and sent to recyclers wherever possible; the rest goes to licensed disposal facilities on our own trucks.

Site left clean & grade-ready

When we leave, you get a clean, level, compacted site — not a pile of rubble to deal with — ready for new construction, landscaping, or a for-sale sign.

How a Demolition Runs

Five steps from site walk to grade-ready lot.

Site walk & scope

We walk the property with you, look at access, utilities, neighboring structures, and what's staying, and tell you honestly what the job involves.

Itemized written estimate

You get one clear price covering demolition, hauling, disposal, backfill, and grading — plus a realistic schedule — with nothing left vague to surprise you later.

Permits, utilities & surveys

We pull the permit, call MISS DIG 811, coordinate utility disconnects, and arrange any required asbestos or lead inspection before a single machine arrives.

Controlled demolition

Our own crew takes it down in a planned sequence with our own equipment — dust suppressed, debris loaded as it comes down, and your neighbors kept informed.

Haul-off, clean-up & handoff

Debris leaves on our trucks and is sorted for recycling, the site is cleaned, backfilled, compacted, and graded, and you walk it with us before we call it done.

Demolition Questions

What property owners ask us before a teardown.

Almost always, yes. Most cities and townships in Metro Detroit require a demolition permit for a house, garage, or commercial building, and often for an in-ground pool — and many require proof of utility disconnects and an asbestos inspection before they'll issue it. Black Label Construction pulls the permit in our name, assembles the paperwork your municipality asks for, and schedules the inspections. You don't have to visit the building department or guess at what's required.
They have to be disconnected and capped properly before any structure comes down — it's both a safety requirement and a permit requirement. We coordinate the disconnects with your gas and electric providers and with the municipality for water and sewer, and we call MISS DIG 811 so buried lines on the property are located and marked before we excavate. Lead times for utility disconnects vary, so we start that process as soon as you approve the estimate.
If it was built before the 1980s, assume it needs to be checked. An asbestos inspection is required before commercial demolitions, many local municipalities require one for residential teardowns too, and lead paint is common in older homes. We coordinate the survey with a licensed inspector before work starts, and if abatement is required it's handled by a licensed abatement contractor before our crew begins demolition. It adds a step, but it protects your family, your neighbors, our crew, and you from liability.
The size and construction type of the structure, whether there's a basement or slab to remove, how much debris has to be hauled and where it can go, access for equipment, utility disconnect and permit fees, any asbestos or lead abatement, and how much backfill and grading you want afterward. Because we own the equipment and the trucks, we're not marking up rentals or waiting on a hauler. Every estimate is free, itemized, and in writing, so you can see exactly what you're paying for and compare it honestly.
Debris leaves on dump trucks and roll-off dumpsters on site as the job progresses, not weeks later. We sort concrete, asphalt, metal, and clean wood for recycling wherever a facility will take it, and send the rest to licensed disposal sites. When we're finished, the site is cleaned, any holes are backfilled in compacted lifts, and the ground is graded level — ready for new construction, seeding, a driveway, or a for-sale sign.
Yes, and it's usually the smartest way to do it. Because Black Label Construction is a licensed builder with residential and commercial divisions, the same company that takes the old structure down can permit and build what replaces it — a new home, an addition, a tenant build-out, or a new parking lot. One contract, one schedule, one point of contact, and no gap where a demo company and a builder point fingers at each other over the condition of the site.
